Flow of Funds & Balance Sheet — Cross-channel Snapshot¶
Built: 2026-05-09. Cross-references Monarch (live aggregator),
Brex (878-txn full-history analysis), Santander MXN (15-month
parsed history), Xero baseline backup, and the per-entity / per-bank
working files in banking/ and accounting/.
Scope: snapshot of Austin's combined personal-and-entity book across US/MX/JP, using whatever is most recently observable in each source. Aggregates only — no transaction-level dumps. Source-tagged throughout.
Currency convention: USD throughout. JPY/MXN flagged with
implied FX. Where balances are FX-translated they use the dates
indicated (Mita ¥780M TSB mortgage at the 2025-07-28 settlement
implied 148.89 JPY/USD; Santander MXN month-end at ~19 MXN/USD
illustrative; both per banking/santander-mxn.md and
accounting/mita-purchase-price-reconciliation.md).
Out of scope: E.A. Renfroe & Company S-corp, Gavon A Renfroe
Stock Trust, HHR Stock Trust — these have their own books and are
not Austin's personal/entity stack (context/entities.md § Out of
scope).
Caveat — fresh Monarch live calls were rate-limited 2026-05-09.
This file uses the cached accounts dump captured at
/tmp/monarch-accounts.txt earlier on 2026-05-09 (also reflected
in banking/monarch-coverage-map.md). When txns / networth
calls are available again, re-run and update Section 1.
Section 1 — Net worth snapshot (2026-05-09)¶
1.1 Aggregate¶
Per cached Monarch accounts dump (83 accounts, 22 institutions, 2026-05-09):
| USD | |
|---|---|
| Assets (cash + investments + real estate + vehicles) | ~$30,825,000 |
| Liabilities (credit cards + loans visible in Monarch) | ~$5,409,000 |
| Net worth (Monarch view) | ~$25,416,000 |
This understates real-world liability because Monarch does not
cover the Tokyo Star Bank Mita mortgage (~¥780M base ≈ $5.24M
USD at the 2025-07-28 advance rate; accounting/mita-purchase-price-reconciliation.md).
Adjusted net worth ≈ $20.2M USD once the TSB mortgage is added.
The Mita real-estate carrying value ($14.5M, manual entry in
Monarch) already reflects post-acquisition appreciation; no
double-counting.
Two further tailwinds not in the Monarch number:
- HypeRealms / 180 Collective £425K position is Monarch'd at
$500,000 carrying value. Withers London is preparing a
minority-shareholder unfair-prejudice claim — book value may be
a substantial overstate or recovery may be coming, depending on
outcome (legal/withers-london-portfolio.md).
- Red Farm $120,833 is a worthless-security candidate for 2026
(§165(g)) — context/entities.md § Out of scope.
1.2 By asset class¶
| Class | USD | Share |
|---|---|---|
| Real estate (7 props) | $28,596,900 | 92.8% |
| Investments (VC funds + notes + direct + 401k + Schwab + FSA + Coinbase) | $2,068,484 | 6.7% |
| Vehicles (BMW M8 + Keystone RV) | $117,643 | 0.4% |
| Cash (21 deposit/brokerage cash accounts) | $42,275 | 0.1% |
Real estate breakdown (Monarch carrying values, mostly Zillow-fed):
| Property | Carrying $$ | Owner |
|---|---|---|
| Mita Garden Hills 1009 (Tokyo) | $14,500,000 | Renfroe Holdings GK |
| Casa Moksha (Tulum) | $5,000,000 | Renfroe Hospitality Group SA de CV |
| W 3603 (Austin TX, primary residence) | $4,184,100 | Austin personal |
| W 3101 (Austin TX) | $2,519,300 | W 3101 Holdings LLC |
| W 3103 (Austin TX) | $967,900 | W 3101 Holdings LLC |
| 433 Oceana (Playa del Carmen) | $850,000 | Austin personal (fideicomiso) |
| W 2612 (Austin TX) | $575,600 | Austin personal |
Investment portfolio ($2.07M; entirely Monarch-only, NOT in
Xero) — VC funds $684.6K, convertible notes $450K, direct equity
$770.8K (HypeRealms $500K + Bluestone $150K + Red Farm $120.8K),
retirement $140.8K (Fidelity 401k + HealthEquity FSA), brokerage
$22.3K (Schwab), crypto ~$0 (context/entities.md § Out of
scope, Investment positions). Entire bucket is scope-flagged
in accounting/personal-card-business-expenses.md framing —
it lives on Austin's personal side, not on RFH's Xero books.
Cash is small because the working cash sits in Brex sub-accounts
sweeping to Treasury; checking-account balances are residual. The
$22K WF 6248 is the largest single non-Brex cash position and
was the historical Casa Moksha guest-receipt channel (banking/wells-fargo-personal.md).
1.3 By jurisdiction¶
| Jurisdiction | Asset $$ | Liability $$ | Net |
|---|---|---|---|
| United States | ~$10,975,000 | ~$5,409,000 (Monarch loans + cards) | ~$5,566,000 |
| Mexico (Casa Moksha + Oceana) | ~$5,850,000 | $0 (no MX-side mortgage) | ~$5,850,000 |
| Japan (Mita) | ~$14,500,000 | ~$5,240,000 (TSB mortgage, NOT in Monarch) | ~$9,260,000 |
Mexican Santander USD account has $950 of pending penalties
accrued (banking/santander-usd.md) — trivially small but
noting for completeness.
1.4 Liabilities split¶
Monarch shows $5.41M, but the real total is closer to $10.65M once the Tokyo Star Bank mortgage is added:
| Liability | USD | Source |
|---|---|---|
| First Horizon W 3101 mortgage (acct ...6574) | $3,161,616 | Monarch live |
| TSB Mita Garden Hills mortgage (¥780M) | ~$5,238,767 | banking/tokyo-star-bank.md (NOT in Monarch) |
| SBA Loan (1006 20th St S, manual Monarch entry) | $1,748,105 | Monarch manual; Austin's personal guarantee on Loan #4300957803; see accounting/five-points-1006-sba-narrative.md § "The SBA story (corrected, 2026-05-08)" — value covers Woolworth EIDL ~$500K + larger ~$1.2M of unclear origin |
| W 2612 mortgage (Wells Fargo ...8368) | $348,512 | Monarch live |
| Credit-card balances (carried, RENFROE Biz Plat 2009 dominates) | $150,667 | Monarch live |
| Other (zero balances) | $0 | — |
| Total liabilities | ~$10,648,000 |
Most "loans" rows in Monarch carry $0 (Capri 63, Oceana, Woolworth,
COMM LN, Pinnacle LOC, etc.) — these accounts exist for tracking
but balances are nil because the underlying obligations either
closed, were assumed by Five Points, or were short-term bridges
(Pinnacle bridge was paid off via TSB advance per context/entities.md
§ Mita acquisition story, step 13).
1.5 What's NOT in the snapshot¶
- Tokyo Star Bank mortgage — confirmed-to-exist (
banking/tokyo-star-bank.md), not yet inside Monarch. Must add when reconciling. - Pinnacle bridge $3.5M — closed per
context/entities.md§ Mita acquisition story step 13; was Austin personal liability for ~3 months (2025-04-21 → 2025-07-28). - AFR loan from Austin's parents → Austin personal funding the
Five Points BHM building purchase — outstanding promissory note
status missing as of last data point (
accounting/five-points-1006-sba-narrative.md). Substance is Austin owes parents ~$2.33M; structurally separate from the Five Points-internal note. - $350K Mita-side intrafamily loan from parents → Austin
→ RFH → GK on 2025-07-23 (
context/entities.md§ Mita step 12.5). AFR-compliant promissory note for the parents↔Austin leg has not been confirmed papered. - Renfroe Innovation IP / patent family — book value $0 (no
Xero ledger, no Monarch position); 3 issued US patents + 1 in
prosecution.
context/renfroe-innovation-scope.md.
Section 2 — Money flows by entity¶
Each subsection below: inflow channels, outflow channels, intercompany, with $$ magnitude over the relevant window. All $$ are USD unless noted.
2.1 Renfroe Family Holdings, LLC (RFH)¶
Banking footprint: JPMorgan Chase (limited visibility),
Brex (15 sub-accounts), banking/brex.md. Brex Primary 8798
is the operating hub.
Inflows to Brex Primary 8798 (full Brex history Oct-2024 → Apr-2026,
~18 months) — total ~$7.5M, per source-data/brex/2026-04-19-full-history-analysis.md:
| Source | Count | Total | Substance |
|---|---|---|---|
| Austin personal (GAVON RENFROE) | 55 | $4,440,904 | Austin's personal capital contributions (multiple sources — likely WF 6248 + JPM personal) |
| W 3101 Holdings sweep | 3 | $1,226,437 | Mortgage refi or sale-proceeds-event on 3101/3103 unit |
| GK sweep | 1 | $1,155,644 | Mita financing flow — TSB mortgage proceeds repatriating after Pinnacle bridge payoff |
| Treasury (return-sweep) | 24 | $535,884 | Cash management — funds parked for yield, returning |
| WF 6248 | 1 | $45,000 | Austin personal (Nov 8, 2024 transfer) |
| Casa Moksha Dep sweep | 3 | $44,860 | Guest revenue collected by RFH on RHG's behalf |
| Casa Moksha Ops sweep | 2 | $35,981 | (same logic) |
| Renfroe Marine sweep | 3 | $17,496 | (intercompany cash mgmt) |
| Oceana 433 Dep sweep | 4 | $16,265 | Oceana guest deposits up-streamed |
| Portilla return-wires | 5 | $8,846 | Bounced wires returning |
Outflows from Brex Primary 8798:
- Funding sub-LLCs (capital contribution to W 3101 Holdings, Five
Points BHM, Renfroe Marine, etc. — internal Brex transfers)
- Wires to Santander MXN (intercompany settlement to RHG; see § 2.3)
- Wires to Mitsui Fudosan (Mita closing — $1.029M USD on 2025-04-02)
- Property mortgages (First Horizon, Wells Fargo, ServisFirst
servicing — mostly external bank-feed pulls)
- Vendor pay (Pearce Bevill, Portilla, DW Residential, Conley Rose)
- Personal-card and travel reimbursements (accounting/personal-card-business-expenses.md)
Intercompany — RFH is the parent, so virtually all sub-LLC movements pass through Primary 8798. No intercompany "out" in the formal sense for US sub-LLCs (all disregarded, single-taxpayer); the cross-border legs (RHG MX, GK JP) are the load-bearing intercompany flows.
2.2 Renfroe Hospitality Group SA de CV (RHG, Mexico) — Casa Moksha¶
Two banking sides — Brex (USD, RFH-substance) and Santander MXN
(MXN, direct RHG cash). Per the 2026-04-19 collection-agent decision
(decisions/log.md), all guest revenue is RHG's regardless of
which side it lands on.
Brex Casa Moksha Dep 3529 — full history $135,232 USD inflows
across ~18 months (accounting/casa-moksha-guest-revenue-ledger.md):
| Counterparty | Total | Notes |
|---|---|---|
| CO DASH LLC (Brian Begin Hypnotic Visions) | $42,294 | 9-night Jan 2025 retreat + add-ons |
| Coinbase (Bitcoin retreat USD-settlement leg) | $34,206 | Dec 21 2025 |
| Richard Rosenblum (retreat host) | $24,360 | 5-night Jan 2025 retreat |
| Nino Togonidze "Tata" (Georgian guest) | $13,501 | 6-night Apr 2026 retreat |
| Inner Warrior / Kerry Tice | $10,126 | 6-night Feb 2025 retreat (partial — gap remains) |
| PayPal (mixed) | $9,266 | Includes Bernadette DiToro $3,237 (refunded), small unallocated |
| Gavon Renfroe (self-funding) | $3,000 | 2 txns; Dec 31 2024 $1,500 was Jim Kocjancic guest receipt routed personally |
| Secluded Serenity (booking-affiliate commission) | $690 | Peiman Fazil-coupled |
| Ariella Laden (small individual stay) | $300 | Half refunded, $150 net |
Santander MXN — JPM SPEI inflows from RFH (15-month window 2025-Jan → 2026-Mar):
| Date | MXN inflow | Memo | Match to Brex outbound (USD) |
|---|---|---|---|
| 2025-06-11 | 1,000 | TEST TRANSFER | $53.24 (Brex CM Ops 3753) |
| 2025-06-24 | 95,000 | OWNER CONTRIBUTION | $5,049.14 |
| 2025-08-15 | 100,000 | OWNER CONTRIBUTION | $5,436.92 |
| 2025-09-05 | 100,000 | OWNER CONTRIBUTION | $5,406.31 |
| 2025-09-24 | 300,000 | OWNER CONTRIBUTION | $16,538.35 |
| 2025-11-10 | 300,000 | RELOAD OF SANTANDER ACCOU | $16,337.14 |
| 2025-12-15 | 300,000 | RNIE FINES AND CINDY PAYO | $16,713.28 |
| 2026-02-12 | 450,000 | FEB - APRIL OPERATING EXP | $26,455.65 |
Total Brex → Santander wires (cross-border, 15 months): $116,990 USD ≈ 1,646,000 MXN. All 8 of 8 reconcile 1:1 (banking/brex.md § Wires out from Brex to Santander MXN). A 9th wire on
2026-04-14 ($25,000 USD, CM Ops 3753) is post-statement-cutoff
and pending the next Santander pull. Memo "OWNER CONTRIBUTION"
is autogenerated by Brex; substance is intercompany settlement
clearing the receivable RFH owes RHG for guest revenue collected
in the US.
One non-RFH-parent inflow on Santander MXN in 15 months:
Jose Pablo Gonzalez Deleze, MX$20,000 via NVIO, 2026-01-14, "no
concept" memo. Counterparty + purpose unknown
(accounting/casa-moksha-guest-revenue-ledger.md open item 5).
Santander MXN outflows — payroll (Alfredo, Rosa Maria, Lucila,
Daniel @Nano), property mgmt (Miroslava $27,550/quincena =
$55,100/mo), vendor (biodigestor, Frigotek, Epsilon osmosis,
Geodrilling, Don Sebastian carpentry, sanitization, Generator),
JME accountant ($7,540/mo), SAT federal tax (one big batch Sep 3
2025 plus rolling), bank fees ($290/mo). Capex categories
(palapa, water enclosure, drain well, security cameras, HVAC
installs, generator repair) totaling ~$23.7K USD through Mar 2026
that should be capitalized, not expensed — JME confirmation
pending (accounting/casa-moksha-capex-inventory.md).
PayPal (Casa Moksha) — small, ~$9K total absorbed into Brex
3529. Coinbase (CM) — one Dec 2025 retreat, $34,206 USD
settled to Brex 3529 + ~$5,653 USDT paid out to retreat host
(banking/coinbase.md). New Casa Moksha Coinbase account
opened 2026-04-19; historical RFH-flavored Coinbase (CM) being
wound down.
Wells Fargo 6248 (personal, Austin) — historically received
some Casa Moksha guest payments pre-Brex setup
(banking/wells-fargo-personal.md). Plus Wise USD received
Olga's $14,500 retreat payment Feb 2025 — RHG revenue routed
through Austin's personal Wise (accounting/casa-moksha-guest-revenue-ledger.md).
Intercompany — RFH ↔ RHG: the recurring intercompany flow is the only structurally-binding US-Mexico cross-border movement in the family. Per the 2026-04-19 decision, both sides need to recognize this as collection-agent + intercompany settlement, not capital contribution. RHG recognizes guest revenue + a receivable from RFH; RFH books a payable to RHG that clears on each Santander wire. JME's books need to align (open item).
2.3 Renfroe Holdings GK (Japan) — Mita Garden Hills 1009¶
Banking footprint: Tokyo Star Bank (JPY operating, mortgage
held there), Brex 0593 (USD conduit, narrow). The GK strategy is
keep money in Japan for FX/tax efficiency
(banking/tokyo-star-bank.md).
Mita acquisition flow (resolved per primary docs 2026-05-08;
context/entities.md § Mita acquisition story; accounting/mita-purchase-price-reconciliation.md):
| Stage | $$ | Date | Direction |
|---|---|---|---|
| Austin's original ¥152M deposit | ¥152,000,000 | 2023-04-25 | Austin personal → Mitsui (later refunded to WF 6248 net of stamp = ¥151,909,800) |
| Brex Treasury wire 1 | $1,029,285 | 2025-04-02 | RFH (funded by Austin's $1.05M same-day personal capital injection) → SMBC → Mitsui ¥152.08M |
| Pinnacle bridge wire 2 | ¥683,179,800 | 2025-04-22 | Pinnacle direct (NOT through Brex — confirmed against Brex Apr 2025 ledger) → SMBC → Mitsui |
| TSB advance | ¥780,000,000 base | 2025-07-28 | Tokyo Star Bank → GK (mortgage advance — primary financing) |
| TSB-funded JPY → USD | ~$5,238,767 | 2025-07-28 | GK converted JPY to USD; ~$3.55M paid Pinnacle bridge, $1.155M swept to Brex Primary, ~$0.5M residual |
| Parents → Austin → RFH → GK | $350,000 | 2025-07-23 | Intrafamily loan #2; same-day funded GK Brex 0593 → TSB account opening (¥50M) |
Steady-state operating flows on TSB account are not yet
visible in this repo (no TSB statements pulled). Expected:
- Inflow: rental income from the Mita unit (context/entities.md
hints rent-collection but no $$ yet).
- Outflow: TSB mortgage amortization (rate/term still missing
per banking/tokyo-star-bank.md open items), Japanese property
management, repairs, accountant fees.
Brex 0593 (US conduit) — 23 lifetime transactions; the load- bearing one was the $1.155M sweep to Brex Primary post-TSB advance.
2.4 Five Points BHM LLC (Birmingham 1006 building)¶
Banking footprint: Brex 5803 only.
Inflows: capital contributions from RFH Primary (source-data/brex/2026-04-19-full-history-analysis.md).
Pre-revenue — no rental income yet (Edgewood + The Retail Companies
have LOIs in circulation as of April–May 2026 per accounting/five-points-1006-sba-narrative.md § What was missing).
Outflows (recurring monthly, Brex 5803):
| Counterparty | Cadence | Amount | Substance |
|---|---|---|---|
| SBA EIDL Loan (Woolworth #4300957803) | Monthly | $7,965.60 | Austin's personal liability (personal guarantee on Hunter's borrowing) — booked as Five Points distribution → Austin → SBA. NOT a Five Points expense. |
| Edgewood Partner ("Settlement") | Monthly | $500 (spike $1,563 Apr 2026) | Utility passthrough (legitimate Five Points expense — owns the building) |
| Billpay | Monthly | $160 | Property tax / utility billing |
| Pearce Bevill | One-off (Mar 2026) | $6,250 | Five-Points-specific tax work |
Big one-off: $2,325,725 wired Dec 23 2024 to ServisFirst Bank
(context/entities.md) — the note buyout that put Five Points in
first-lien position pre-foreclosure. Funded by the AFR loan from
Austin's parents (parents → Austin personal → Five Points).
2.5 W 3101 Holdings, LLC¶
Banking: Brex 7098. First Horizon mortgage: $3,161,616 outstanding (Monarch ...6574).
Inflows: rental income from 3101 + 3103 (managed by Revel Property Management — see entity file). 31 lifetime Brex txns; ~$1.23M swept to Primary across 3 transactions — likely a mortgage-refi event (open verification item).
Outflows: mortgage servicing (First Horizon), Revel mgmt fees, HOA, repairs, sweeps to Primary.
2.6 Marine entities (ATX / Austin / Renfroe Marine)¶
All three are dock-slip lease holders at Lake Austin Marina.
Disregarded LLCs for liability protection only
(context/entities.md). 7-9 lifetime Brex txns each.
- ATX Marine (9271) — sublicense income from Ranek Contracting ($25K + $13K Feb 2026 = $38K) swept to Treasury. Effectively the only marine entity with revenue.
- Austin Marine (9975) — pure cost. Apr 2026 $100K to Warren Bartlett ("Dock 8 Slip 7 transfer agreement") funded same-day by $100K Austin-personal wire.
- Renfroe Marine (3161) — sublicensed; small magnitude.
2.7 Oceana 433 (personally held, RFH operates)¶
Banking: Brex Dep 5636 + Ops 4145. Personally owned via
Mexican fideicomiso; RFH operates as if it were an entity but
on Schedule E directly (context/entities.md).
41+16 = 57 lifetime Brex txns. Guest deposits in Dep, ops in Ops, sweeps up to Primary.
2.8 Renfroe Innovation, LLC¶
Banking: None active (context/renfroe-innovation-scope.md).
Spend channel: historical IP costs (Conley Rose, Balch &
Bingham, Gilpin) ~50+ invoices 2013–2024 paid through Austin
personal; backfill into Xero TBD. Currently $1,500 of 2026
Conley Rose activity tagged in Xero (context/entities.md § RI).
2.9 Personally held real estate¶
- W 3603 (Austin, primary residence) — Brex 3636 used for renovation outflows (DW Residential $75K Mar 2026); homestead- protected; intended Augusta-rule rental to E.A. Renfroe S-corp.
- W 2612 (Austin TX rental) — $349K mortgage, Schedule E.
- 433 Oceana — see § 2.7.
2.10 Personal-side flows (Austin)¶
- Austin's personal capital contributions to RFH: ~$4.44M
across 55 wires over 18 months — by far the dominant inflow
to the entity stack. These are sourced from Austin's personal
liquid pool (WF 6248, JPM personal, Pinnacle balances, possibly
others). Per
accounting/personal-card-business-expenses.md, the bookkeeping convention being adopted is owner-paid Bills → Owner Capital Contribution credit. - Austin's personal credit-card spend that's actually
business — flagged in
accounting/personal-card-business-expenses.md. Cards: Chase ...8587 ($15.7K balance), Chase ...1331 ($11.3K), Amex ...6009 Biz Plat ($12.1K), Amex ...5006 Delta SkyMiles Reserve ($11.4K). Volume material; needs systematic monthly reimbursement workflow. - AFR/§7872-relevant intrafamily loans (parents → Austin): Five Points ~$2.33M (note still missing), Mita-side $350K (note still missing). 1099-INT compliance pending Stuart Memory.
Section 3 — Cross-channel reconciliation surprises¶
3.1 The Xero ledger is essentially empty (NEW finding)¶
The Renfroe Family Holdings Xero org's most recent backup
(2026-04-21) shows a $-8,215 cash balance, $75,058 AP, $-83,273
Current Year Earnings, $-8,215 Total Assets.
(source-data/xero-backups/2026-04-21-post-moksha-migration/reports/balance-sheet.json).
This is a deliberate baseline state — the org was set up new
and has not been historical-backfilled. Brex's native connector
backfills only ~90 days; for Jan 1 2024 onward, CSV import is
required at setup time and has not happened yet (banking/brex.md
§ Xero integration setup). The 878-transaction Brex history,
the entire Santander MXN history, the Tokyo Star Bank flows, the
$2.33M ServisFirst-note buyout, the $1.029M Mitsui wire, the
$1.155M GK→Primary sweep — none of it is in Xero yet. This
is the largest single reconciliation gap in the picture.
3.2 Mita Pinnacle wire ¥683.18M never transited Brex¶
Confirmed against Brex Primary April 2025 ledger via API on
2026-05-09 (context/entities.md § Mita step 10): the second
Mita wire came directly from Pinnacle Financial → SMBC → Mitsui.
RFH was listed as :50K originator for legal-substance reasons,
but the funds did NOT flow through Brex. On RFH's books this
appears as a single capital-contribution-to-GK journal, not a
wire-out. Common naive reconciliation would look for the ¥683M
in Brex Apr 2025 and conclude something is missing. It isn't.
3.3 Brex inbound from JPM not directly visible from JPM side¶
banking/jpmorgan-chase.md notes: this repo does not yet contain
JPMorgan Chase statements. We see JPM activity only from
- Santander receiving side (8 of 8 reconciled),
- Brex Primary inflow from "GAVON RENFROE" likely originating in
Austin's personal Chase account.
Pulling the JPM statement series would close the loop on Austin's personal capital contribution sources.
3.4 Wells Fargo 6248 historical Casa Moksha receipts¶
banking/wells-fargo-personal.md confirms Austin received some
Casa Moksha guest payments to WF 6248 historically — substance
is RHG revenue Austin held personally, but none of this is
reconstructed yet. Q3 in open-questions.md. Now solved access-
wise (Monarch covers 6248) but the txn-level extraction hasn't run.
3.5 Olga's $14,500 retreat in Wise USD — RHG revenue, Austin-personal collection rail¶
accounting/casa-moksha-guest-revenue-ledger.md § What was NOT
in scope: Olga's "Apartamento CDMX" Feb 2025 5-night retreat at
$14,500 wired to Austin's personal Wise USD virtual account
(Community Federal Savings Bank). It's RHG revenue per the
collection-agent rule but it's not in the Brex 3529 deposit
totals and Wise (US) is in Monarch as Wise (US) USD and
Wise (US) MXN accounts (each currently $0.04 / $0). Channel
opacity: Wise itself isn't yet a documented collection rail in
the repo.
3.6 Inner Warrior partial ($10,126 vs. $15,528 contracted)¶
accounting/casa-moksha-guest-revenue-ledger.md open item 2:
~$5,400 wire-reconciliation gap on Kerry Tice's Inner Warrior
contract. Could be PayPal-side deposit attribution, contract
renegotiation, or retreat-host writedown. PayPal-side data needed.
3.7 Anita Vita "Transcend and Transform" $11,200 contract — no matching Brex inflow¶
accounting/casa-moksha-guest-revenue-ledger.md: contract on
file, but no matching Brex 3529 inflow surfaced for the Mar 16-20
2025 dates. Could have routed via Santander USD or Austin-
personal Wise; needs reconciliation.
3.8 Three 2025-10-02 wires to Portilla don't pair to debit notes¶
accounting/portilla-billing-reconciliation.md § Unmatched
payments: $4,658 across 3 same-day Brex CM Ops wires whose
amounts don't sum cleanly to any of the unpaid 2025 NCs. Likely
predates the NC-numbering pull window. High-value ask to
Mary Infante at Portilla for a statement of account through
2025-09-30.
3.9 NC 8478 wire bounced and was never re-tried¶
Same Portilla file: $1,798 attempted Feb 4/6/9 2026 from Brex Primary, all four legs cancelled (net $0). NC 8478 is genuinely unpaid as of 2026-04-24 with no retry. Process gap — Alex / Austin should ask Mary what wire instructions caused the bounce.
3.10 The "OWNER CONTRIBUTION" memo trap¶
Already documented (banking/santander-mxn.md § Corrected
framing) but worth restating because it is the most-likely
mis-classification event in the entire flow: 8 wires labeled
"OWNER CONTRIBUTION" by Brex are intercompany settlements, NOT
capital contributions. JME's books need to align (open item).
3.11 SBA monthly $7,965.60 misposting risk¶
banking/brex.md § Five Points: each $7,965.60 outflow from
Five Points 5803 to SBA is Austin personal liability service,
booked as Five Points-distribution-to-Austin → Austin payment of
guaranteed Woolworth EIDL. Naive bookkeeping would call it
"Five Points debt service." Wrong — Five Points doesn't owe SBA.
3.12 Monarch SBA-Loan manual entry ($1,748,105) vs. Five Points narrative¶
Monarch shows a manual-entry "SBA Loan (1006 20th St S)"
position of $1,748,105. The Five Points narrative
(accounting/five-points-1006-sba-narrative.md § The SBA story
corrected 2026-05-08) breaks the SBA exposure into:
- Loan #4300957803 ("7803") on The Woolworth LLC, ~$500K
original, Austin personal-guarantee
- Larger ~$1.2M loan, entity TBD
- $150K loan to 1006 20th St S LLC — Austin NOT a personal
guarantor
- Fourth charged-off loan, details unknown
The Monarch $1.748M is a rough Austin estimate of what he might ultimately owe, not a clean per-loan reconciliation. Reconcile to the SBA portal screen-capture next time Austin pulls it.
3.13 Casa Moksha capex flowing through Santander as expense, should be capex¶
accounting/casa-moksha-capex-inventory.md lists ~$23.7K USD
through Mar 2026 of Santander outflows that should be capitalized
on RHG's books — palapa, water-system enclosure, drain well,
HVAC installs, security cameras, generator repair. JME's
classification needs to confirm capex vs. expense per scope-and-
effect. Misclassification risk: real, unconfirmed.
Section 4 — Top counterparties by gross $$ (last 12 months)¶
Window: 2025-05-09 → 2026-05-09, last 12 months. Data is
combined from source-data/brex/2026-04-19-full-history-analysis.md
(approximate filter to the trailing year), source-data/santander/
(15-month parsed history filtered to last 12 months), and
counterparty mentions in accounting/casa-moksha-guest-revenue-ledger.md,
accounting/portilla-billing-reconciliation.md,
context/entities.md, and banking/*.md.
Sign convention: gross $$ = sum of absolute amounts in or out of the family flows. "Direction" indicates net.

Tags: - Real-estate big bang (top 4): Mita acquisition (Mitsui, TSB, Pinnacle, parents) — these four counterparties are responsible for the bulk of $$ flow over the trailing 12 months because Mita closed July 2025. - Recurring entity expenses: First Horizon, SBA, Edgewood, Miroslava, JME, Portilla — predictable monthly cadence. - Casa Moksha guest revenue: CO DASH, Coinbase, Rosenblum, Tata, Inner Warrior, Ranek (marine analogue) — lumpy, retreat- host-driven. - Personal capital line: Austin's $4.44M of contributions to RFH is what makes the rest of the stack go.
Section 5 — Personal-channel transactions that should flow into Xero¶
This section identifies specific Monarch-visible transactions and
patterns that ought to land in the Xero RFH org but don't yet,
based on accounting/personal-card-business-expenses.md framing
and the "investment positions are Monarch-only / not Xero" carve-
out in context/entities.md.
Caveat — only categorical patterns are surfaced here, not
specific txn IDs. The live Monarch txns query was rate-limited
2026-05-09; once available, run
python3 -u scripts/inboxes/monarch.py txns --days 365 --limit 500
and filter for the patterns below to materialize specific txns.
5.1 Personal credit-card business expenses (highest-volume retag bucket)¶
Status: workflow drafted, not yet executing (accounting/personal-card-business-expenses.md).
Business expenses Austin charges to personal cards "for the points." Cards involved (Monarch live):
| Card | Current bal | Annual volume estimate | Likely scope |
|---|---|---|---|
| Chase ...8587 | $15,654.93 | high | mixed personal + business; needs receipt-by-receipt |
| Chase ...1331 | $11,339.29 | high | mixed |
| Amex Biz Plat ...6009 | $12,137.47 | high | likely majority business (it's labeled "Business Platinum") |
| Amex Delta SkyMiles Reserve ...5006 | $11,353.39 | high | business travel + personal travel |
| Amex Marriott Bonvoy Brilliant | $122 | low | likely personal |
| Chase Ritz Carlton ...3194 | $395 | low | likely travel |
| Brex Card Account | $654.19 | medium | already business — different treatment |
Proposed per-receipt entry pattern (accounting/personal-card-business-expenses.md § Per-receipt entry):
each receipt → Bill posted to "Austin Renfroe (owner-paid expenses)"
contact, line-coded by entity + COA, settled monthly via journal:
Highest-volume retag candidates (categorical):
- Casa Moksha vendor receipts charged personal: Frigotek, Nelsy,
Don Sebastian, Profesionales Sanitizacion → coded RHG, Asset
Class Hotel
- W 3603 renovation receipts → coded W 3603, Asset Class Real
Estate (personal)
- Renfroe Innovation legal charges (Conley Rose etc.) → coded
Renfroe Innovation, Asset Class IP
- Five Points building upkeep → coded Five Points, Asset Class
Real Estate
- Travel for property visits (Casa Moksha, Mita, Birmingham) →
per-trip allocation per personal-card-business-expenses.md
5.2 WF 6248 historical Casa Moksha guest receipts¶
Status: access unblocked, extraction not run (banking/wells-fargo-personal.md open items, open-questions.md Q3).
Pre-Brex-era guest payments routed to WF 6248 personally. Estimated volume: small but non-zero (Austin "may have received it ... previously"). Run on Monarch:
(Account ID 163910167476496396 = WF Personal 6248 per
banking/monarch-coverage-map.md.) Then filter for inflows
matching guest-name patterns or amounts in the $1K–$30K range
that aren't payroll / personal transfers. Each match → RHG
revenue + Austin-receivable-as-collection-agent.
5.3 Wise USD (Austin personal) — Olga $14,500 already known; check for more¶
accounting/casa-moksha-guest-revenue-ledger.md § What was NOT
in scope flags Olga's $14,500 retreat. Run Wise account
history (Monarch acct 163912915156658885) for the trailing
2 years; flag any retreat-sized inflows. Each → RHG revenue.
5.4 Coinbase Personal — small but check for residue¶
banking/coinbase.md carves out three Coinbase accounts: Personal
(Austin), Coinbase (CM) historical (now wound down), and Casa
Moksha Coinbase (active 2026-04-19+). Personal balance is $0.44.
Verify that no Casa Moksha-substance crypto activity ever passed
through Personal — should be true per the file but worth
confirming.
5.5 Pearce Bevill / Stuart Memory / Walter Scott Law — RFH-substance¶
These are advisor fees. Where they were paid from personal cards
or personal Chase/WF accounts in earlier years (accounting/five-points-1006-sba-narrative.md mentions a Sep–Oct 2025 thread
where Stuart Memory was engaged for SBA EIDL collection), the
spend is RFH/Five-Points-attributable but may be on a personal
card. Same retag pattern as § 5.1.
5.6 Personal capital contributions to RFH that lack a journal entry¶
55 wires, $4.44M total, from Austin personal → RFH Brex Primary
over 18 months (source-data/brex/2026-04-19-full-history-analysis.md).
Each one needs a journal entry on the RFH side: Owner Capital
Contribution credit, Cash Brex Primary debit. None of these are
in Xero yet (per § 3.1 — Xero org is empty). Materializing them
is one of the bulk-import tasks at Xero historical-backfill time.
5.7 Austin's $100K Apr 2026 personal wire → Austin Marine¶
context/entities.md § Austin Marine: $100K to Warren Bartlett
funded same-day by $100K Austin personal → Primary → Austin
Marine. Three-step movement, currently no Xero entry. The
substance is Austin capital contribution to Austin Marine
through Primary; Primary→Austin Marine shows up as internal
transfer; Austin Marine→Bartlett is the outflow.
5.8 Personal-card SBA monthly — wait, this is on Brex 5803¶
Just to clarify: the $7,965.60 monthly SBA payment goes from Five Points Brex 5803, not Austin's personal card. It still needs the unusual journal treatment (§3.11, Five-Points distribution → Austin personal → SBA), but it's a Brex outflow, not a personal-card retag.
5.9 Top retag candidate count estimate¶
Without live txn data the count is approximate. Per the framework above:
| Category | Estimated 12-mo volume | Estimated retag candidate count |
|---|---|---|
| Personal-card business expenses | high | 50-150 receipts |
| WF 6248 historical Casa Moksha receipts | low-medium | 5-20 txns |
| Wise USD retreat inflows | low | 1-5 txns |
| Personal capital contributions to RFH | medium | ~36 (12 months × 3 wires/mo avg) |
| One-off personal → entity wires (Austin Marine, Mita, etc.) | low | 3-8 |
Total Top-N candidates: 60-200 txns — well within "top 20-50" once filtered for materiality (e.g. >$200 threshold). Materialize the list once Monarch live is available.
Section 6 — Open reconciliation items¶
Dated; sourced; with forward path noted.
