Background (paraphrased from RFH-tenant + Gmail mining)¶
Urban Parc was a tenant business that operated inside the 1006 20th St S commercial building. They paid rent to 1006 20th St S LLC (the now- defunct entity that owned the building before Five Points BHM foreclosed).
The tenant relationship deteriorated in 2023:
- Aug 2023: heavy email traffic on "Urban Parc Rent Payment and Debt Service" — Roger Spain at Warren Averett, Hunter Renfroe + AJ Mercer + Kayla Mitchell at Orchestra Partners coordinating. Likely missed rent payments.
- Mar 20, 2024: Lyndsy Yim at SRS Real Estate Partners (Lyndsy.Yim@ srsre.com) was sent an "FW: Urban Parc" email — possibly an evaluation / re-letting brief.
- Sep 10, 2024: Laurence Reeves forwarded "Urban Parc - 1006 20th Street S." to Lyndsy Yim — implies SRS was being engaged for the space.
- Sep 17, 2024: Lyndsy Yim "Urban Parc - Introduction" — confirms SRS engagement.

- What is the claim? Probably unpaid rent + lease default damages. Need the actual complaint to confirm.
- What is the demand? Need the dollar figure being sought.
- Where is the claim seated? Filed by 1006 20th St S LLC (the now- defunct entity)? By Austin personally? By Five Points BHM LLC after foreclosure? This matters because:
- 1006 LLC is the legal landlord pre-Dec-2024
- After Dec 23, 2024 foreclosure, Five Points owns the building (but the rent receivable for pre-foreclosure periods stays with 1006 LLC)
- 1006 LLC is intentionally kept open as a shell to preserve the SBA creditor relationship — so it's still capable of being a plaintiff
- Settlement / judgment status? Pull from Skinner Legal.
- Outstanding receivable on books? This needs to be reconciled by Pearce Bevill in the 1006 LLC restated books (the same exercise Daisy Buck completed Oct 2025 for the 2023 balance sheet).
